The contract value is estimated to be in the region of £20m to £500m but it is envisaged that the developer's overall project on the site could have a value of up to £1.5bn.
The university is looking to start work in 2017, with completion 10 years later.
The Technopark site currently consists of 8,901 m2 of office space. The project's aim is to redevelop the site for a number of uses, and providing learning space, conference facilities, offices and student accommodation for LSBU.
The developer would take the leasehold and develop some of the site for its own revenues.
