NCC launches industrialised housing unit

27 May 11 NCC Construction Sweden is launching a new business unit that will develop and sell industrially produced housing units.

NCC said that it will build energy-efficient high-quality homes at low prices and with short construction periods.

It will concentrate all development, design, purchasing and sales of industrially produced housing through the new business unit, which will be established on 1 July.

According to Tomas Carlsson, Business Area Manager of NCC Construction Sweden, the initiative will facilitate an increase in residential construction. “We are aware of the considerable demand among investors and housing companies for attractive housing products for ordinary wage-earners,” he said. “We will now be able to produce homes that are attractive to both investors and the residents who will be living in these apartments and houses.”

The initiative is based on smart building systems, from which several different types of housing can be created. NCC has already begun the production of various two-story house designs, with one, two and three bedrooms.

“We have already sold 300 housing units, both rental and tenant-owned, based on the building system P303. We will develop this system further and gradually start to produce new types of housing units,” said Anders Björnek, at present regional manager for NCC Construction Sweden region west and manager-to-be of the new business unit.

NCC has already begun manufacturing housing units with energy consumption of less than 60kWh and a guaranteed construction period of five months. These homes are sold at fixed prices.

“For SEK 11,995 per square metre (£1,165/m2), you can buy a home that consumes less than 60 kWh of energy and has a short construction period. For this price, the residential units come with parquet flooring, a fully tiled bathroom and attractive architecture with many openings for natural light,” he said.

The business unit’s principal business location will be in Gothenburg, where all product development and purchasing will be managed. The homes will be sold and produced in close cooperation with NCC’s regular contracting operations. The initiative entails residential production through an industrial process performed on site by a small number of employees, and so requires no major investments in proprietary production facilities.
