Over-site development approved for Crossrail's Bond Street station

25 May 11 Plans submitted by Crossrail and development partner Great Portland Estates for the first over-site development above a Crossrail station have been approved by Westminster City Council.

Planning approval has also been granted for the new Crossrail ticket hall at Hanover Square.

The Masterplan development will surround Crossrail’s Bond Street station’s eastern exit on Hanover Square and provide a 300,000 sq.ft (gross) mixed use development of retail, commercial and residential space.

Preparatory works for Crossrail’s new ticket hall in Hanover Square have already begun, ahead of main construction getting underway in 2012. Great Portland Estates will be responsible for building the over-site development once the ticket hall in Hanover Square is completed.

The design for Crossrail’s Bond Street station western exit on Davies Street also makes provision for the implementation of an over-site development. This will be the subject of a separate planning application by Grosvenor and Crossrail later this year.

Crossrail finance director David Allen said: “This is the first in a number of significant schemes being made possible by the new Crossrail stations. Crossrail has created an opportunity to develop a new Masterplan for this prominent 1.3 acre site in Mayfair. The plans include a mixed use over-site development above the entrance to Crossrail’s Bond Street station in Hanover Square. Sites above other Crossrail stations are being developed to ensure we take advantage of the regeneration opportunities Crossrail is bringing to London and to ensure that the new railway plays a full role in creating an improved urban environment.”

Over 155,000 passengers use Bond Street Tube station daily and with the arrival of Crossrail in 2018, passenger numbers are expected to increase to 225,000.

Over-site developments are not covered by The Crossrail Act and are subject to the normal planning approval process.

The successful planning application for the Hanover Square Masterplan allows for the development of a wider scheme above and around the approved Crossrail station ticket halls designed by John McAslan and Partners. The wider scheme has been designed by Architects Liftschutz Davidson Sandilands.

The Hanover Square Masterplan site is located between Hanover Square and New Bond Street within the heart of Mayfair. The site is bounded by Hanover Square to the east, Brook Street to the south, New Bond Street to the west and Tenterden Street to the north.

Crossrail has entered in to a number of collaboration agreements with existing landowners to deliver the over-site developments. Collaboration agreements are in place with:

  • Grosvenor Estates (Bond Street West - 65 Davies Street)
  • Great Portland Estates (Bond Street East – 18/19 Hanover Square)
  • Derwent London (TCR East – Astoria Site/Goslett Yard)
  • Cardinal Group (Farringdon West – Cardinal House)
  • Morley Fund Management (Liverpool Street West – 101 Moorgate)
