Peabody looks to start Clapham Junction estate rebuild in July

6 Feb 13 Housing association Peabody is seeking contractors to take on the regeneration of its St John's Hill Estate at Clapham Junction in London.

Peabody is investing £120m in the estate’s redevelopment, demolishing old buildings and building 527 new homes.

Work is set to start on site in July and complete in three phases by the end of 2022.

It has now published a contract notice for works with an estimated value of between £75m and £90m. Work will be let in a series of three £25m-£30m phased contracts.

Plans for the St John’s Hill Estate include:

  • 527 new homes in a mix of 1, 2, 3 and 4 bedroom apartments. Of these, 278 homes will be affordable (social rent and intermediate housing) and 249 for private sale.
  • A new 530-square-metre community centre
  • 569 square metres of commercial units opposite Clapham Junction railway station set around an entrance plaza at ground level, linking to St John’s Hill
  • 13,600 square metres of public, shared private and private open space, including a new public route from the railway station, via a new pedestrian crossing, to Wandsworth Common and a new public square
  • 136 car parking spaces and 687 cycle parking spaces

Wandsworth Council gave the scheme, designed by Hawkins\Brown, planning permission last year.
