The New Walk Centre, which has housed the city council since 1975, has been declared structurally unsound is set for demolition this year.
The council is due to vacate the site by end of June 2014. The council’s new headquarters will be City Hall, formerly Attenborough House, on Charles Street.
This releases the New Walk Centre site for potential redevelopment in conjunction with the adjacent Marlborough House site.
The 1.8 acres site will be redeveloped under a programme of works estimated at £48m.
Developers are invited to put forward ideas that include some or all of leisure, retail, residential, office and hotel use. “The mix of uses will need to be balanced to ensure the right level of financial viability, deliverability and public amenity,” the council says in its contract notice.
Bidders will also be invited to set out their proposals for the timescale for completion of the work.
Construction consultant EC Harris is advising the council on the project.
A method of demolishing the existing 18,400m2 office buildings has not yet been chosen – high reach, top down or blowdown – but the cost has been estimated at £3.5m to £4.2m.
