Head of Lettings

Job Description

We are seeking a dynamic and experienced Head of Lettings to establish and grow the Southwest London lettings operation, for a well-established, independent estate agency. This is a key leadership role, acting as Second-in-Command to the business owner, allowing them to focus on business development and operations. The ideal candidate will have a strong background in lettings and estate agency, preferably from a corporate agency background.

To begin with, the primary objective is to expand the Clapham office's lettings portfolio and revenue, while also integrating a newly acquired portfolio in Kensington. The successful candidate will be responsible for growing the department, building a team, and driving performance.

Key Responsibilities:

• Lead and expand the Southwest London lettings operation.
• Integrate an 80-property portfolio into Kensington.
• Manage and grow the existing portfolio of 300+ properties.
• Market Appraisals: Conduct property valuations and appraisals.
• Business Development: Implement strategies including canvassing, inbound inquiries, and mail-outs.
• Viewings: Conduct rental property viewings initially while growing the department.
• Team Growth: Once securing 10-15 instructions, begin building a team (2-3 negotiators).
• Department Leadership: Oversee team development, performance, and strategy execution.
• Revenue Growth: Increase Clapham office lettings revenue.
• Work across two offices (Primarily Clapham, also covering Kensington).
• Utilise Reapit Software to streamline operations and management.

Key Requirements:

• Proven experience in lettings management within a corporate estate agency.
• Strong knowledge of Southwest & West London lettings market, specifically:
• Battersea, Wandsworth. Clapham, Notting Hill, Holland Park, Kensington & Chelsea.
• Demonstrable experience in business development and portfolio growth.
• Ability to lead, train, and develop a high-performing lettings team.
• Strong market appraisal skills with a track record of securing instructions.
• Willingness to be hands-on in the initial phase (viewings, canvassing, client engagement).
• Ambitious and growth-focused mindset to expand the business.
• Experience using Reapit Software (preferred). What We Offer:
  • Competitive basic salary: £55,000-£75,000 DOE + Performance-based incentives & Bonuses

  Working Hours:
  • Monday - Friday: 9:00 - 18:00 (flexibility)
  • Saturdays: By appointment only
