KING is an important gateway to Wakefield City Centre and occupies a prominent position, located southeast of the city centre and a short distance from Wakefield Kirkgate Railway Station.

Wakefield is on a long-term regeneration journey, and the KING project is one of several transformational projects taking place in the Kirkgate area of the city.

The KING project reflects Wakefield Council's (Council's) vision to bring vibrancy to Wakefield and ensure a sustainable and aspirational housing offer is available in the city centre.

In order to realise its regeneration ambitions for KING, the Council is seeking to appoint a housing development partner (Development Partner) to develop the site and deliver:

• eighty new homes with associated parking spaces and supporting public realm and public infrastructure; and

• retail / commercial units to maintain an active frontage at the Site.

The Council has completed all of the necessary land assembly for the KING project and will create a cleared development platform for the Development Partner to develop the site.

The Council owns the freehold title to the site and proposes to transfer this to the Development Partner (whilst satisfying its obligations under section 123 of the Local Government Act 1972).

The Council intends to appoint the Development Partner by August 2025.
